Review removal for real estate agents with Removal Lab

Written by the Removal Lab team.

A one star review from a buyer you never met, two days before your open house. Can it come down? Often it can, because review removal for real estate agents works when a review breaks the platform’s own rules. Removal Lab builds that case for you on Zillow, Google and the other sites sellers read.

Your first look costs nothing. A specialist reads the review against Zillow or Google rules in confidence and gets back to you within one business day. On qualifying cases you pay nothing upfront, only when the review is removed.

Why one review weighs so much in real estate

Most people hire an agent only a few times in their life. They cannot ask a friend who used you last week, so they read your profile instead. A café gets a steady stream of new reviews that pushes an old complaint down the page. An agent who closes a handful of deals a month does not. One unfair review can sit near the top of your profile for a long time.

That is why review removal for real estate agents is worth doing carefully. It is not about hiding honest feedback. It is about making sure the reviews a seller reads came from real clients, about real deals, written within the rules.

Which review platforms matter for agents

These are the sites we check first for review removal for real estate agents. Each has its own rulebook.

PlatformWhat its own help pages sayHow you raise a problem
ZillowModerators screen every review before it goes live. Zillow may withhold reviews from family members, from employees of the agent’s company and from disposable email addresses.Flag the review so the team moderates it again. Reply from your profile.
Google Business ProfileBans fake engagement, conflicts of interest (which can include current or former employment) and posts on a competitor’s place made to harm it.Report it from your profile, then follow it in the Reviews Management Tool.
Realtor.comWe could not open its review help pages while writing this page, so we do not quote its rules here.We read its current terms on every case before anything is filed.
YelpIts terms bar fake or defamatory reviews and paying anyone to post or remove a review.Report from the Reviews page of your business account, per the FTC reporting guide.

How review removal for real estate agents works on Zillow

Zillow moderates before it publishes. Its help centre says moderation can take up to one week. Its agent page gives an average of two to four days, rising to ten days when volumes are high. Most rejected reviews lack detail, such as no property address or nothing specific about what the agent did.

Once a review is live, Zillow says it is very rarely removed. You flag it so the team moderates it again. If it breaks the guidelines it comes down. If not, it stays. Zillow’s policy rules out foul language, personal attacks, spam and content unrelated to the agent’s services. It says a review from a legitimate client is unlikely to go unless it breaks the Good Neighbor Policy.

To reply, choose Profile from the Agent Hub menu, scroll to the review and select Respond to review. Our page on Zillow review removal covers the moderation route in more depth.

How to report an agent review on Google yourself

Google is the second front in review removal for real estate agents, because sellers often search your name before they open Zillow. Google’s Business Profile help gives this route:

  1. Open your Business Profile.
  2. Select Read reviews.
  3. Next to the review, select the Report icon.
  4. Choose a reason.
  5. Select Send report.

The Reviews Management Tool then shows the status of each report. If Google finds no violation, you get a one time appeal. You can appeal up to 10 reviews at once. Google says evaluation typically takes several days. See how to remove a Google review for each screen.

Which agent reviews can be removed

In review removal for real estate agents, the cases that qualify follow a few patterns. Each ties back to a written rule, not to how unfair the review feels.

The reviewer was never your client

No name in your CRM, no signed agreement, no showing on record. Google treats content that does not reflect a genuine experience as fake. This is often the clearest case.

The review is meant for another agent

Two agents share a surname in the same town, or a buyer mixes up the listing agent with their own. The facts point to a deal you never touched.

A former teammate or a rival office

A teammate leaves on bad terms and a cluster of one star reviews follows. Google lists former employment as a possible conflict of interest. Zillow may withhold reviews from employees of the agent’s own company. See fake review removal for how clusters are shown.

Personal details about a client or a home

Some reviews name a seller, give a home address with the reason for the sale or mention a divorce. Google bans sharing personal details without consent. These cases matter in review removal for real estate agents because they also protect the people named.

Abusive or discriminatory language

Zillow does not post personal attacks or offensive comments. Google removes hate speech and harassment. A review that attacks you for who you are, not the work, is a strong case.

What Zillow and Google will not remove

Review removal for real estate agents is never a way to erase fair criticism. A seller who thinks you priced too low, a buyer who felt you replied slowly or a deal that fell through are real experiences. The seller on the other side of your buyer’s deal dealt with you too, so their review usually stays unless it breaks another rule. Our page on what we cannot remove is blunt about this. Your free check will be just as honest.

What evidence helps an agent’s case

Good evidence is the core of review removal for real estate agents. Platforms look for facts they can check. Agents usually hold them already.

EvidenceWhere agents usually find itWhat it shows
Client record checkYour CRM or transaction systemNo record of anyone by that name or email
Listing historyBrokerage records or MLS historyYou never listed or sold the address in the review
Signed agreementsListing and buyer representation agreementsWho your clients actually were
Team recordsYour broker or office managerThe reviewer worked with you or for a rival office
Showing and message logsShowing software, texts and emailThe dates in the review do not match
The reviewer’s profileTheir other public reviewsA pattern of attacks on local agents

For review removal for real estate agents, we never ask you to send client files. We ask you to check them and tell us what you found. In a property sale, client privacy matters as much as your rating.

Before you reply in public

Zillow’s advice for a review from someone you never worked with is to say you have no record of working with them and invite them to get in touch. Keep it short and polite. Never post a client’s name, address or deal details.

What agents must not do under the FTC rule

The FTC announced its final rule on consumer reviews and testimonials on 14 August 2024. It bans fake reviews, buying reviews that must be positive or negative, undisclosed insider reviews by officers or managers, company controlled review sites, review suppression through groundless threats or intimidation and fake social media indicators. The FTC can seek civil penalties against knowing violators.

So never ask a relative to post five stars to balance a bad review. Never offer a gift card for a five star review. Never threaten a reviewer with a lawsuit you have no basis for. None of this blocks review removal for real estate agents through the proper reporting tools. Zillow’s own page also suggests speaking to a licensed attorney before you collect testimonials, because state rules vary.

A worked example: the review about a house you never listed

This is a made up example to show the steps. It is not a client case.

Maria sells homes in a mid sized town. A new Zillow review says she lost the reviewer’s offer on Elm Street and never returned calls. Maria has no client by that name in her CRM. Her brokerage history shows Elm Street was listed by another office. A different agent called Maria works in the same town.

  1. She saves a dated screenshot of the review and the reviewer’s profile.
  2. She checks her CRM and listing history and notes what she found in two lines.
  3. She flags the review on Zillow, explaining it describes a property and a client she never had.
  4. She posts a short reply saying she has no record of working with the reviewer and invites them to call.
  5. The same name appears on her Google profile, so she reports it there under the rule on content that does not reflect a genuine experience.

Zillow and Google decide. The facts favour Maria, but nobody can promise the outcome. This is review removal for real estate agents on a good day: calm, factual and inside the rules.

How long it takes

Review removal for real estate agents takes as long as the platform takes. Zillow says new reviews can take up to one week to clear moderation and gives no timeline for flagged reviews. Google says a report typically takes several days and gives no timeline for appeals.

What to do if the platform says no

When review removal for real estate agents fails on Google, you get one appeal, so make it count. On Zillow, a calm public reply is your best tool. If a review is false and damaging, a lawyer can advise on the defamation route. Meanwhile, ask recent clients for honest reviews. Zillow suggests asking no more than three times in total. For reply wording, see how to respond to a negative Google review.

Frequently asked questions

Can a real estate agent delete a Zillow review?

No. Zillow says reviews are very rarely removed once approved and the route is to flag a review so its moderation team looks again. Removal Lab can prepare that flag, but Zillow decides.

Which agent reviews can be removed?

Reviews from people who never worked with you, reviews meant for another agent and reviews from former teammates or rival offices often qualify. Reviews with personal details or abusive language can qualify too.

How long does Zillow take to moderate a review?

Zillow’s help centre says moderation can take up to one week. Its agent page gives an average of two to four days, rising to ten days at busy times.

Is review removal for real estate agents legal?

Yes, when it works through the platform’s own reporting tools and rules. Removal Lab never pays anyone to delete a review and never posts fake reviews.

How much does review removal for real estate agents cost?

There is no upfront payment on qualifying cases. You pay only when the content is removed.

Does review removal for real estate agents work on Realtor.com?

We check Realtor.com’s current terms on each case before filing anything. We could not open its review help pages for this page, so we do not quote its rules here.

Can I still ask happy clients for reviews?

Yes. Zillow lets agents request reviews from their profile. Do not offer anything in return for a positive review, because the FTC rule bans buying reviews that must be positive.
