Zillow review removal with Removal Lab

Written by the Removal Lab team.

A buyer you never spoke to has given you one star on your Zillow agent profile? Zillow review removal is possible when the review breaks Zillow’s Real Estate Professional Rating and Review Policy and Removal Lab can check yours for free.

Zillow moderates every review and makes every final decision on Zillow review removal. We read the review against Zillow’s written rules, work out whether it can be flagged on solid ground and help you present it well. The check is confidential. There is no upfront payment on qualifying cases. If the review is an honest account from a real client, we will tell you that too.

How Zillow review removal works

Zillow’s agent FAQ says a dedicated team of specially trained moderators evaluates all reviews before they are published. Content that is inappropriate, off topic or not useful is not published. Zillow’s FAQ for professionals says publication can take up to seven business days. It can take longer if moderators have questions.

Once a review is live, Zillow sends the agent an email. From then on the agent has two tools. The first is a public response. The second is a flag. Zillow says "Reviews cannot be individually deleted," but an agent can flag a review so it is moderated again if they believe it breaks the rules. Zillow’s customer service team then moderates it again and may contact the agent, the reviewer or both.

Zillow is candid that this rarely ends in removal. Its help centre says reviews are very rarely removed once they have been reviewed and approved by the moderation team. That is why Zillow review removal has to rest on a rule Zillow can actually check.

The accuracy problem

Zillow’s review policy says it "cannot and does not have a way to know whether the content of an otherwise compliant review is true and accurate" and that it has no duty to verify it. For a review that passed moderation but seems false, the policy says the agent’s recourse is to post a clarification comment below the review. So a flag that only says "this is untrue" usually fails. A flag that shows no real estate interaction ever happened is a different matter.

Which Zillow reviews break the review policy

The Real Estate Professional Rating and Review Policy lists what reviews and responses may not contain. These are the content rules behind most Zillow review removal requests.

Zillow content ruleWhat it can look like on an agent profile
False or misleadingA review describing a sale you never handled
Unrelated to a true interaction with the agentA stranger reviewing you after reading about you in the news
Foul or inappropriate languageSwearing or crude insults
Not relevant to ZillowA dispute about a neighbour, a family matter or politics
Lacks specific detail about the interaction"Worst agent ever" with nothing else
Rates skills that did not applyLow marks for negotiation from someone who only asked one question
Personal attacks or offensive commentsComments about your looks, family or private life
SpamRepeated text, links or the same review across several agents

Zillow’s own article on rejected reviews adds a useful clue. It says lack of detail is the biggest reason reviews are rejected. A review that never explains how or why the agent fell short sits close to that line.

Who is not allowed to review an agent on Zillow

Zillow’s agent FAQ says only buyers and sellers who have communicated or worked with an agent can write a review, including about attempted contact. Reviewers must create a Zillow profile and choose their relationship to the agent: bought, sold, both, shopped but did not buy, or listed but did not sell. Zillow decides whether a relationship exists. That decision sits at the heart of Zillow review removal.

The policy also lets Zillow withhold submissions where suspicious activity or a conflict of interest may be present. It lists these examples.

Conflict or warning signWhy it matters for Zillow review removal
A family member of the agentListed by Zillow as a conflict of interest
An employee of the same company as the agent, even if they were a real clientListed by Zillow as a conflict of interest
An invalid or disposable email addressListed by Zillow as suspicious
An unusually high number of submissions by one userPoints to a serial reviewer
An unusually high number of reviews for one professionalPoints to a coordinated push
A reviewer who received or was offered paymentCompensated reviews are not allowed

How to report a review on Zillow yourself

Zillow keeps its process simple. These Zillow review removal steps follow Zillow’s own pages. Zillow does not publish the button labels for agents on the public pages we read, so we describe the routes rather than guess the wording.

  1. Read the publication email. Zillow emails you as soon as a review is published. Its FAQ says you see the reviewer’s username, plus their location, whether a home was bought or sold and the transaction year if they gave them.
  2. Check your transaction records. Search your CRM, showing logs, emails and contracts for that username, area and year.
  3. Flag the review from your profile. Zillow’s help centre says agents can flag a review directly through their profile for another look by the moderation team. Add clear, specific comments with the flag.
  4. Report fraud or spam to Consumer Care. The review policy says that if you believe a review is fraudulent because no real estate interaction occurred, or that it is spam, you must report the post to Consumer Care.
  5. Respond publicly. Zillow says agents can respond to any review. Keep it short, polite and factual.

One flag, one rule, one fact. A long argument about the deal rarely helps Zillow review removal. A short note that shows the person never worked with you, or works at your own brokerage, does.

What evidence helps Zillow review removal

Good Zillow review removal requests carry one clear exhibit. These are the ones that tend to matter.

Leave private client data out of anything you send. Zillow’s Good Neighbor Policy bars disclosing another person’s confidential or sensitive information. That applies to agents as much as reviewers.

What Zillow will not remove

Zillow’s article on rejected reviews is blunt: a bad review is unlikely to be removed if it comes from a legitimate client or contact and does not violate the Good Neighbor Policy. A real buyer who felt you were slow or pushy is allowed to say so. No Zillow review removal request changes that.

Zillow also asks agents to accept negative reviews. By creating an Agent Profile, agents agree that they may receive positive and negative reviews and that they will not bring claims against Zillow over reviews or moderation. If the problem is truly a false statement of fact, the route is against the reviewer, not Zillow. Our page on defamation removal explains how that works. Our page on what we cannot remove sets out our limits.

How long Zillow review removal takes

Zillow publishes one timing figure. New reviews can take up to seven business days to be published. It can take longer if moderators have questions or reject the review. Zillow does not publish a timeline for the second check after a flag.

So any Zillow review removal timeline you hear from a third party is a guess. What you can control is how ready your flag is on day one.

What to do if Zillow says no

If the review survives a flag, Zillow review removal is off the table for now. These steps still help.

Reviews about agents can also appear on Google and local forums. See how to remove a Google review and our Nextdoor post removal page.

Fair housing, the Good Neighbor Policy and agent conduct

Zillow’s Good Neighbor Policy asks every user to follow fair housing and fair lending laws. It bars discriminatory, harassing, abusive, threatening or libellous content and the disclosure of someone else’s confidential information. Zillow may remove content and take action against accounts. That gives Zillow review removal a second ground when a review attacks someone for a protected trait.

The rules cut both ways. Agents agree not to solicit reviews from people they had no true interaction with and not to create or buy reviews. Zillow says that if it finds suspicious patterns in an agent’s reviews, those reviews are removed and the agent receives a formal warning. Zillow may terminate an Agent Profile for enabling fraudulent reviews. Its article on rejected reviews also warns that several reviews sent from one office or public computer look like gaming, so ask clients to review from their own devices.

Frequently asked questions

Can a real estate agent delete a Zillow review?

No. Zillow says reviews cannot be individually deleted. An agent can flag a review so Zillow moderates it again if they believe it breaks the guidelines.

What happens after I flag a Zillow review?

Zillow’s customer service team moderates it again and may contact the agent or the reviewer. If it fails the guidelines it is removed. If it still meets them it stays.

Who can review an agent on Zillow?

Zillow says only buyers and sellers who have communicated or worked with an agent can write a review. They must create a Zillow profile and state their relationship to the agent.

Does Zillow check whether a review is true?

Zillow says it cannot and does not have a way to know whether an otherwise compliant review is true and accurate. For a review that passed moderation but seems false, its policy points agents to a clarification comment.

How long does Zillow review removal take?

Zillow says new reviews can take up to seven business days to publish. It does not publish a timeline for the second check after a flag.
